It's called IDX or Broker reciprocity. Broker Reciprocity is a system where brokers, give each other permission to
advertise their active listings on each other's websites. Clients who are selling their homes benefit by having their
listings advertised on websites throughout the Georgia & South Carolina areas, at no additional cost to them,
no matter where it's listed, (And what amount of commission you are paying!)  In addition to offering site visitors
access to all local listings, one main benefit of the reciprocal display policy is that it enhances a broker’s ability to
obtain and maintain first contact with consumers, increasing their chances of receiving a commission for finding
and servicing the buyer clients, that initially searched for a home on their website.

Discount Broker Realty inc,  is a full service Real Estate Company that uses the exact same multiple listing
service, real estate websites, magazines, books, yard signs, lock boxes and newspapers, that its competitors
use but only charge you the Seller, commission rates as low as 3.75% to a maximum of 4.75% instead of
commissions which by law, are always negotiable and can vary in amount from one property to the next and
can be
as an example as high as 5 - 10%.

"How can they do that?", you may ask.  Discount Broker Realty inc,  is a locally owned and operated company
that is not affiliated with any Bank, Insurance Company, National or International franchise organization that
may require referral fees, franchise fees or national advertising fees.  We work out of our own commercially
zoned home in beautiful Downtown Aiken, our low overhead allows us to
seriously compete for your business.   

Here's how our average commission structure is laid out. Homes under $150,000 we list for 4.75%. If we sell the
listing ourselves (No need to split the commission with another Real Estate Company!) we reduce our
commission to 4.50%.

Homes over $150,000 we list for 4.50% if we sell the listing ourselves we reduce that commission to 4.25%.

Homes over $300,000 we list for 4.25% and if we sell it ourselves we reduce the commission to 4.00%.  

Homes over $500,000 we list for 4.00% and if we sell it ourselves we reduce the commission to 3.75%.

As an incentive to the other real estate companies, we always offer them the "lion's share",  2.5 % of the sales
price on the Aiken MLS, so they are also very
motivated to show and sell your home. Discount Broker Realty
simply reduces
it's side  of the commission, to as low as 1.5 % to get more listings and to help our seller's, price
and sell their homes closer to actual market value, a price that obviously more lenders and appraisers can
qualify buyers for, in these credit crunch times.

Discount Broker Realty will, of course, list your home on the Aiken MLS,
www.AIKENMLS.com which
automatically sends your listing to all the qualified buyers working with all the other agents and other companies
that use the Aiken MLS auto-notification system, which e-mails their buyers listings whenever properties come
available meeting their requirements.
